Cost of hiring a construction estimator in Australia (2026)

Salary is the number everyone quotes. It is about 60% of what an estimator actually costs to employ. Here is the rest.

The salary

Advertised Melbourne salaries for construction estimators in mid-2026 sit around $120,000 at the median, with a range from roughly $80,000 for juniors to $180,000 for senior estimators in large builders (Indeed and SEEK advertised medians, July–August 2026). Quantity surveyors, in shortage in every state, advertise at $120,000–$155,000. Frame and truss detailers and steel detailers have no public salary series but sit in the $85,000–$150,000 band by adjacency.

The on-costs

A Victorian employer loads base salary at roughly 1.19 times before anything else:

  • Superannuation at 12% — the guarantee rate reached 12% on 1 July 2025, and since 1 July 2026 it is paid every payday, not quarterly.
  • Payroll tax — 4.85% in metropolitan Victoria above a $1,000,000 threshold for 2025-26. Related companies are grouped, so a builder with a plant and a steel arm gets one threshold, not three.
  • WorkCover — rated by industry classification. Do not use the state average; a truss plant or a steel crew is rated on its own ANZSIC class.
  • Leave loading and public holidays — 17.5% loading on annual leave under most construction awards, plus ten to thirteen public holidays.

The costs nobody loads

Then the costs that sit outside payroll: recruitment (agency fees of 15–20% of base are typical for a hard-to-fill role), software licences (a nail-plate or Tekla seat is thousands a year), a workstation, floor space in a Melbourne office, and supervision. FTMA is building the first nationally recognised Timber Systems Designer program from scratch because the pipeline does not exist — so the largest hidden cost is the seat that stays empty for six months.

The honest offshore comparison

Offshore providers advertise savings of 70% and 78%. Those figures compare an offshore seat to a fully loaded Australian salary while quietly excluding the provider's own management, software, supervision and Australian review. The credible market benchmark for a managed technical seat — one with a team leader, quality review, virtual desktop, and an Australian sign-off — is a saving of 40–60% of total employment cost. We publish 50–60% because that is the number a buyer can check.

The saving is real. It is just smaller than the brochure — and the bigger benefit is usually the seat that is filled rather than empty.

What it means for a builder

If you have a tender backlog because you cannot hire, the cost of the empty seat is the margin on the tenders you did not price.
